1.  OCCUPANCY POLICY
It is the policy of StrongArm Investments, Inc. to rent to family groups only, or to non-family groups wherein at least two guests signing the confirmation agreement are 25 years of age or older and will supervise, be present, and be responsible for members of the group that are under 25 years of age. A family group is defined as parents, grandparents, children and extended family members vacationing in one property. A non-family group is defined as unrelated adults, high school students, college students or any other type situation not meeting the age requirements stipulated herein. StrongArm Investments, Inc., reserves the right to refuse rental, cancel existing reservations, and terminate occupancy without refund if the occupancy, in our opinion, is detrimental to the property and its owner.

2.  RESERVATIONS AND DEPOSITS
Deposits are required to initiate this lease. Deposits equal 1/2 of the rent plus all taxes, as outlined above. Weekend reservations must be paid in full immediately.  This agreement must be signed by Guest and returned within 5 days of the date of the agreement or the hold on the property will be released and the property will be re-rented.
Reservations made less than 30 days prior to arrival date must be paid in full.
3.  FINAL PAYMENTS
The balance of your agreement is due 30 days prior to check-in.  In the event that Guest defaults more than 24 hours in any of the above payments it is agreed upon that the lease will cancel and StrongArm Investments, Inc. will proceed as outlined in the cancellation section below.  Upon receipt of final payment the electronic lock access codes will be emailed to the guest.  Once entering the property keys will be on the counter.  The keys or access code may be used during you stay.  When checking out please leave the keys on the kitchen counter and lock all exterior doors & windows.
4.  CHECK-IN
Since the guest will have the access code prior to arrival, check-in is anytime after 2 PM on the above arrival date.  The access code will not work prior to 2 PM.  Parking passes are also on the kitchen counter.  It is mutually agreed that the StrongArm Investments, Inc. or their employees, may remain on the premises until 8pm on the arrival date for the purpose of clean-up and repair. The guest understands the he does not have exclusive possession and control of the property during the reservation period. StrongArm Investments, Inc. or it’s agent may inspect the property at any reasonable time with 1 hour notice to the guest’s booking phone number listed above.  The property may be entered for the purposes of repair at any reasonable time as well.
5.  SUCCESSION OF AGREEMENT
This agreement shall be binding upon the successors and assigns of the Owner or StrongArm Investments, Inc, and the heirs, personal representatives.
6.  CHECK-OUT
Check-out time is 10:00 AM on the departure date above.  Keys & parking passes must be on the kitchen counter and lock all exterior doors & windows.  The property may not be re-entered for any reason.
The guest agrees to surrender possession of the property at the expiration of this agreement without delay and in the same general condition as it was found. The guest is not expected to undertake any heavy cleaning tasks.  Please make sure the following have been completed:

1.        Replace bed spreads, pillows, blankets after removing your linens, and return all furnishings to their original positions.

2.        Dishes and cookware should be cleaned and put away, or in the dishwasher on the wash cycle.

3.        Trash should be collected, bagged and placed in the outdoor containers.

4.        The refrigerator should be emptied of all food and free of spills.

5.        Counters, table tops and appliances should be wiped free of excess spills and smudges.

6.        Carpets and floors should be "broom clean" of excess debris, food and sand.

7.        Premises must be vacated with windows and doors locked and all keys & parking passes left on the kitchen counter. Cars, bikes & personal property must also be removed by 10 a.m.

8.        Beach chairs and umbrellas should be retuned the outside storage containers.

9.        Property inspections will be made after check-out. There will be a charge if the above procedures are not followed.

7.  OCCUPANCY
Occupancy is STRICTLY limited to 10 people.  The guest agrees that this agreement may not be assigned, sublet or used for commercial purposes.
8.  NON-SMOKING
This is a non-smoking home.  Please respect the wishes of owners and do not smoke in this home.
9.  PETS
ABSOLUTELY NO PETS will be allowed.
10.  FURNISHINGS
The property is privately owned and is furnished according to the owners' individual style. Basic equipment and furnishings for a comfortable vacation are provided. Items such as microwaves, TVs, DVDs and VCRs, ice makers, small appliances are provided as a courtesy of the owner. Immediate repair in the event of breakdown is NOT guaranteed.
GUESTS WILL NEED TO SUPPLY THEIR OWN linens, towels, beach equipment (with the exception of 4 beach chair provided), and also toiletries, paper and soap products. 11.  TELEPHONES
Telephones are available for local calls only. Long distance calls must be charged to a calling card or to your home phone.

12.  PARKING
A one car port is available for your use.  Also off street parking for 3 cars is available in the driveway.  Please do not park on the street.  Motor homes and campers are not allowed. Two South Bethany Beach parking passes will be provided although walking to the beach is certainly easiest.

13.  MAINTENANCE AND REPAIRS
It is the rental guest's responsibility to report any needed maintenance or repair problems that may arise. Repair items will be addressed as soon as possible. Reasonable wear and tear are understood. However, if you do cause any damage to the property, you must report the problem and pay for repairs.

14.  SECURITY DEPOSITS
A $250 security deposit is required. The costs for any damage to the property will be deducted from the security deposit.  If the cost of the repairs exceeds the security deposit you will be required to provide additional funds.  Within fifteen (15) days after the end of this lease, StrongArm Investments, Inc. will mail the balance of the deposit to the address provided above; or if the property has been damaged StrongArm Investments, Inc. will impose a claim on the deposit and so notify the Guest of that claim.

15.  INDEMNIFICATION
StrongArm Investments, Inc. and the owner shall not be liable for any damage or injury of or to the Guest, the Guest’s family, invitees, agents or employees, or to any person entering the premises, land, decks, docks, balconies, porches or other areas of the property.   
16.  CANCELLATIONS
In the event that Guest requests to cancel this agreement, for any reason after execution, StrongArm Investments, Inc. will undertake reasonable efforts to re-rent the property.  Guest must notify the StrongArm Investments, Inc. in writing of any cancellation.  Only IF StrongArm Investments, Inc. is able to secure for that property a new agreement for the same time period and dollar amount will your monies be refunded (less a 15% penalty on total gross rent). If the property is not rented to a third party then the defaulting guest shall remain responsible for the full amount of your original agreement.
If, at the sole discretion of the StrongArm Investments, Inc., the guest becomes objectionable to the neighbors, to the property or for any reason whatsoever, the guest may be evicted with no refund given, whether or not he is otherwise in default of this agreement.  In such event, StrongArm Investments, Inc., will attempt to re-rent the property as outlined above.
17.  OTHER
There is a $100 fee charged for lost keys, or lost parking passes (per each).  There is a $25 for lock-outs.
